Most websites I build for businesses in Sunderland and the North East cost between £1,500 and £5,000. The smallest start from £795. Before any work starts, you get a fixed price in writing. I'm not VAT registered, so there's no VAT to add. The price I give you is the total. The prices are the same wherever you are in the UK.

    Bigger builds

On a written scopePriced after a call

Online shops, web apps for your customers, and software for your own staff.

"From £795" is where the smallest sites start. I'm not VAT registered, so every price on this page is the total.

Bigger builds start with a written scope, so you know exactly what's being built. Then you get a fixed price in writing, the same as any website. On web apps and software, your payment accounts (like Stripe or SumUp) and your Google accounts are set up in your name.

Fixing or rebuilding a site you already have? Redesigns have no separate price. They start from £795 like any other website.

What's included

Every site includes a tap-to-call button, a WhatsApp button, a simple contact form and a link to your Google reviews.

While I build it, you see the site on a private preview link before it goes live and send changes by WhatsApp or email. Two rounds of changes are included. Nothing gets added that you didn't ask for. Once it's live, you can change your own words and photos yourself.

Your own words and photos work best, because they're about your business. Send me what you have, and I'll edit your words and optimise them for search. If you'd like me to write them from scratch, that's priced separately. No photos? I can use licensed stock images instead, and they're included in the price.

There's more on what every small business website includes on my web design page.

What costs extra

I'll give you the price for each of these before I start on it:

  • Writing your words from scratch.
  • More changes after the two rounds included in your build (a branding job includes three).
  • Extra features, like card deposits or links to other systems you use.
  • Branding, like a new logo.

Your web address renewal goes to the company you registered it with. You normally own and manage it yourself and pay them direct. If I manage it for you, I pass on what it costs and add nothing. Payment providers like Stripe also charge their own fee on each card payment. That goes to them, not me.

IT support is priced after a call, once I know what you need. Hosting on its own is quoted too.

If something isn't on this list, I'll tell you the price before I do it. After launch, small changes to your content are included in Care+. Anything bigger gets a price first.

Monthly costs after launch

The build is a one-off price. Anything monthly after that is optional.

Care+ costs £49 a month, with no VAT to add. It's optional and never required with a new site, and you can cancel with 30 days' notice. If Care+ isn't the right fit, I can shape a plan around your site, priced after a call.

Care+ is my most popular plan. It covers hosting, updates, weekly backups, Google listing work, blog writing and small changes to your content, like new prices, opening hours or a swapped photo. You can also ask for a monthly report. Care+ is for websites. Online shops, web apps and custom software get support quoted separately.

See what Care+ covers, or read my guide to what you'll pay after launch.

Just want your site hosted? I do hosting on its own, priced after a quick look. It doesn't include backups, which come with Care+. And if your site is hosted somewhere else and you only want help with your Google listing, there's a Google-only version of Care+, priced after a call.

Care+ £49/month

  • Hosting (where your site lives online)
  • Software and plugin updates (the parts your site runs on, kept up to date)
  • Weekly backups
  • Small changes to your content
  • Google listing work
  • Blog writing
  • A monthly report, if you want one

What makes a price go up or down

  • How many pages you need.
  • Whether you sell online, take bookings or take card deposits.
  • Who writes the words. Editing yours is included, and writing from scratch is priced separately.
  • How much there is to move across from an old site.
  • Whether the site has to link up with other systems you use.

Doing it yourself, or paying someone?

If you're just starting out and money's tight, a website builder can get you online. Paying someone makes more sense when the site has to bring in work, look as good as the job you do, or handle quotes, bookings or a shop. Here's what goes into building a site either way.

Can a grant help?

Sometimes. If your business is in Sunderland, the Sunderland Business Support Fund may pay for part of a bigger website project. It doesn't suit every project. If you apply, you can't start the project or pay anything, deposit included, until you've received and signed the fund's contract. So check with the fund before you pay me a deposit.

Here's how the Sunderland Business Support Fund works.

What to check in any website quote

  • Whose name the web address is registered in.
  • Who owns the site and its files once it’s paid for.
  • What any monthly fee covers, and how much notice you have to give to stop it.
  • Whether the price includes VAT, or has VAT to add.
  • How much deposit you pay, and when the rest is due.
  • How many rounds of changes are included.
  • What happens if you want to leave.

If you already have a site, here's how to check who owns your website.

Questions about website prices

How much does web design cost in Sunderland?

Most websites I build cost between £1,500 and £5,000, and smaller sites start from £795. Online shops, web apps and software for your staff are priced after a call. You get a fixed price in writing before any work starts, with no VAT to add. For the bigger picture, here's what websites cost across the UK.

Do you have to pay for a website monthly?

No. With me, the website is a one-off price, paid in two halves. Care+ is my monthly plan at £49 a month, and it's optional. You can have a site built without it, and you can cancel Care+ with 30 days' notice.

Any idea how much it would cost to have quite a basic website built?

A few clear pages start from £795. That gets you a site that says what you do, where you work and how to reach you. Like every site I build, it has a tap-to-call button, a WhatsApp button, a contact form and a link to your Google reviews. You get a fixed price in writing first, with no VAT to add.

Does the price include hosting?

No. Hosting is separate from the build price, and I quote it separately. You can have it through Care+, which also covers updates, weekly backups and more for £49 a month. Or I can host the site on its own, priced after a quick look. The site is yours once it's paid for, so you can host it somewhere else if you'd rather.

Do website prices include VAT?

There's no VAT to add on my prices. I'm not VAT registered, so every price on this page is the total you pay.
